It's pretty awesome out there. 18 degrees this morning in Keystone, where it's snowing. Copper Mountain reports 6-8" new snow. Loveland reported 10" last night. Looks like it's going to be a great season so far...

Loveland and Arapahoe are open and just a few more days till Keystone is open. Copper says it's time to get your season pass.

Winter 2012 Preview

Last year we took the condo off the rental market and spent some time doing some major revision work inside. We ripped out a lot of the old faded, scratched, peeling wallpaper and painted. Right now we're working on preparing it to possibly rent for the 2011/2012 ski season in Summit County.

We have to finish the paint in a few rooms, and then clean the carpets, and some minor repairs and we're good to go. We have a great location - actually walking distance to the Mountain House base at Keystone Resort (I've done it in ski boots - probably a piece of cake in snowboard boots). Via Swan Mountain Road the ski condo is only about 20 minutes from the base of Breckenridge Resort, and via US Hwy 6 about 15 minutes from Arapaho Basin (did they change their name to A-Basin or is that just local talk?).

Vail Resort is about a half hour away, but still doable. We've used our Colorado Ski Pass to ski there a time or two in the past. The Epic Pass is a great value btw if you plan on skiing at least 5 days - check it out at the Keystone Ski Pass Office.

The resort closes down in April, but that doesn't mean you still can't have fun out in Summit County.

With less crowds, April and May are perfect times to head up to the mountains. End of the season sales will have you snatching up great ski gear and the snow is melting and this means the miles of trails will be available for biking, rollerblading, and jogging. Or just go for a nice walk! There are plenty of bike rentals in the area--they even have the wagons you can haul behind for your little ones to sit in safely.

Skiers, sightseers, residents and mountain travelers of all kinds now have an exciting new way of planning and optimizing their next trip along I-70. GoI70.com is a new website and mobile phone application dedicated to the I-70 traveler.

“GoI70.com is the single address that you need to plan your next trip to the Colorado high country,” said Tad Kline, TDM Program Manager of the I-70 Mountain Corridor Coalition. “We have gathered together the best highway, weather, snow conditions and local information available and put it on a single web page. You can view current highway speeds, get tips for the best times to travel, or search for anything your heart desires - trailheads, shopping, parking, lodging, restaurants – anywhere along I-70 mountain corridor.”

The site includes road information from CDOT, Google and from the network of GoI70 Jackrabbits – frequent users of the highway who post updates of current travel conditions. The Jackrabbits are part of the GoI70 social network where travelers can post their first-hand impressions of road conditions and keep up to date about what is going on along the I-70 corridor.

Since going live just before Thanksgiving, GoI70 has had 2300 unique visitors to the website and nearly 100 people follow its tweets daily, getting up to the minute information about changing highway conditions on their mobile phones. Upgrading Keystone Condo 2010 Ski Season Rentals

In the Loft, in addition to the LCD/DVD 26" combo flatscreen television, I've added a Playstation 2 with a selection of games, some older, some newer, so if you have your favorites and a memory card, bring them along and enjoy.

I've replaced two of the kitchen chairs that were cracked and loose with more durable folding wood chairs.

I replaced the cheap plastic folding chairs with the same nice wood folding chairs.

I replaced the clock radio in the guest bedroom with this nice iPod compatible clock radio. It charges my Nano nice and fast.

I replaced the master bathroom sink faucet that used to have loose irritating handles with this nice dark bronze finish that matches the metal fittings in the rest of the bathroom. I also fixed the loose spinning handles on the master bath tub.

Lastly for this round of upgrades, while not my doing, the hall carpet was replaced. The old was pretty dark and threadbare. The new is very nice and makes the halls much brighter and more inviting, especially for all the hours of night that winter brings.

First Round of 2010 Renovations Done

We went out to the Condo at Keystone Colorado near Dillon, CO to see about some of the updates we have planned for this upcoming ski season.

This trip we focused on measuring for some of the other updates, but primarily we brought up some new electronics. We got three new 26" LCD Flatscreen TV/DVD Combo units for the bedrooms.

In the master, turned on with the Digital Cable running (for the most part the digital cable is a duplicate of the normal cable channels but brighter sharper colors):

Upstairs in the loft, we replaced the old very curved screen heavy bulky TV:

With the new LCD Combo TV/DVD:

We also got rid of the various DVD/VCR/Game consoles (an old SEGA that barely worked, more later on that replacement).

In the "Guest Room" downstairs, there was no TV, so this is a welcome addition:

In that same room we also replaced the broken lamp in the corner. The new one has a reading lamp above the chair, which will be great. I love to sit in that chair with the deck curtain open and read.

We have plans for the carpet, master bath plumbing and the master bedroom bed. This weekend we're going to visit relatives in Vegas, but the weekend after that it's back hard at work to make the condo worthy of the many wonderful guests we anticipate returning this year.

Winter arrives in Breckenridge - September 2009

Winter arrived in Breckenridge yesterday — on the last day of summer — with more snowfall in forecast over the next few days. There's only 45 days until Opening at Keystone Nov. 6. Breckenridge opens Nov. 12, Vail and Heavenly on Nov. 20 and Beaver Creek on Nov. 25.

Hidden Secrets around Keystone

A few weeks ago, our friends Teresa and Kirk Lee took their family to Keystone and stayed at our condo. They had a blast and shared some photos with us. I was shocked when I saw their son climbing on this statue of a long neck (we call them long necks). So, on our recent trip to Summit County, we just HAD to find the long neck.

This statue is located just off Mainstreet in Breckenridge, along the river walk area. Its right behind the visitors center and just down from Starbucks.

Another fun thing to do while in this area is play at the Miner's park, located directly next to the Visitors Center.

Remodeling, Phase 1

Not really remodeling --- yet...

We had some time to run up and fix a few things in our Keystone Colorado Resort Condo to prepare for the 2010 Ski Season.

We replaced the dishwasher with a new Kenmore dishwasher. This one has much more room for more dishes and seems to run faster than the old one.

We replaced a broken lamp. The new one isn't halogen, but it does have a nicer softer glow, and it has an attached reading light. We put it behind the chair in the downstairs "guest" bedroom (the non-master bedroom).

We tightened a loose kitchen chair, but I think we're going to have to replace it with a sturdier one when we go back in October. We may replace a couple while we're at it.

We fixed a loose toilet seat in the master bath, but again, we'll probably replace it next time. We like the "slow self-closing" toilet seats.

We cleaned the blankets and spare blankets.

We repasted some of the wall paper that had peeled up at the joints.

We measured for the fireplace screen. It has had a gap in the mesh and the handles were off each side. We should post pictures of the new one when we get it in.

We checked out the tv situation in each room. We need to get some new tv's and dvd players in each of the sleeping areas. The old Sega Genesis might need to be replaced. It's pretty finicky right now.

When we go back over the next month, we're going to see about replacing some of the bathroom fixtures. Possibly tub fixtures. We'll clean the carpets and upholstery.

Keystone Resort Condo For Sale by Owner in Colorado

Just ran into this on the MLS:

It's about the same as ours but our loft is pushed back from the main entertainment area.

I'm posting it here because it's about $30,000 more than what we're asking for ours - assuming no agents, brokers, or closing costs associated with such.

Recently we had some interest in it as an "investment property" but I think the potential investor was reading the wrong articles or had attended the wrong MLM "how to steal a property and make a ton of money off it" seminar. When I discussed the rental income off it they were like "that's less than you pay per year for it - how can you make any money off it?"

1) that's the first year income using a company that uses primarily word-of-mouth advertising
2) second and third year should rock
3) 80% of an investment property can be a write-off for the stuff that is making money
4) part of the deal is also writing off owner visits to inspect the property

So yes, it's overall a "loss" but if your income falls in a bracket that you can use a good $20,000 a year tax shelter, it's great ;)

Anyway, still available, still for sale by owner, still a fantastic bargain at the price of $319,000. Recent solds in the same complex for smaller properties in slightly more run-down condition are around $300,000. This one to compare it to at $349,000 make it look even better. Real-estate economist sees recovery in late 2009

  KEYSTONE — Local real-estate agents and builders looking for hopeful signs in a moribund economy heard Wednesday that Colorado is well-positioned to lead a recovery in the housing market when con­sumer confidence returns.

  “Colorado is one of the key growing mar­kets. The long-term outlook is extremely bright,” said Dr. Lawrence Yun, chief econo­mist for the National Association of Realtors. Yun, speaking to a full house at a joint membership meeting of the Summit Associ­ation of Realtors, local chambers and the Summit County Builders Association, said projected population growth in Colorado will fuel a demand for homes.

  Based on several factors like a strong housing rebound in California and incen­tives from the economic stimulus package, Yun said the market is bottoming out. Sales volume and prices could climb 10 to 20 per­cent in the second half of this year, he said. But the housing market overall still faces some tremendous challenges, including unemployment that’s expected to climb into double digits and very low levels of consumer confidence.

  Yun compared the current recession to the last sustained downturn in the early 1980s and said it’s worse this time around because home values are falling, with declines of 30 to 40 percent in some parts of the country. That has led to a $3 trillion drop in real-estate value from the peak of the market.

  In some previous recessions, home val­ues continued to grow, helping consumer confidence and buffering the impact to the real-estate market.

  But not now.
  “It feels worse this time because peo­ple’s lifetime savings have evaporated, and home values are actually falling. Growth is weak because consumers have given up. ... Spending is contracting at a really fast rate,” Yun said.

 Key to economy?
  Weaknesses in the housing market have a ripple effect across the broader economy, said local real-estate broker Bonnie Smith-Allen.
  “This is a business community issue, not just a real-estate issue,” Smith-Allen said as she introduced Yun Wednesday morning.

  Yun said there is growing consensus among political and economic decision mak­ers that spurring the housing sector could be one of the keys to overall economic recovery. Despite high unemployment, there are still people with the financial capacity to buy. The question is how to get them back into the market. Many people are playing a waiting game, hoping for prices and inter­est rates to drop even more. That can become a self-fulfilling prophecy, with unintended and negative impacts to the rest of the economy, Yun said.

  To counter that, the National Realtor group is pushing for specific policy meas­ures, including interest rate buy-downs, low fixed mortgage rates, low subsidized rates for refinancing and permanently high­er loan limits of up to 125 percent of medi­an home prices, Yun said.

 Second-home market
  Summit County’s real-estate market depends in large part on second-home sales, a sector that has been hit especially hard by the credit crunch. The supply of jumbo loans needed to finance second homes dried up as the bubble burst.

  A general improvement in the credit cli­mate would help, and the government could also step in by having the federal reserve buy jumbo loans, Yun suggested.
  “I feel pretty good about what’s going on around here,” said Frisco-based real­estate agent Butch Elich. Some sellers are approaching the market with a positive attitude, realizing that they may not get quite as much as they would have a year ago, but that they are still getting a good return on their initial investment.

  Elich said raising consumer confidence is critical. The psychological aspect of the real-estate market can’t be overlooked, he said, calling on the real-estate community to work together to highlight the positive side of the real-estate market.

  “We have a lot of buyers, but we’re work­ing in a challenging lending environment,” said Smith-Allen. “The rules have changed,” she said, referring to conditions imposed on buyers, sometimes at the last minute.
  For the long-term, the second-home mar­ket in areas like Summit County could be in good shape, helped by a wave of baby­boomer retirement and a generational trans­fer of wealth, Yun said.
 
 Less bad?
  But for now, it looks like Summit County might avoid some of the worst impacts seen in Pitkin County. The Aspen Times reported that there is a “potential sea of unbuilt or half-built buildings” at Snow­mass Village, where developers suspended work, citing an inability to secure financ­ing. Construction on the partially built Little Nell Residences Snowmass stopped last week for the same reason, according to The Aspen Times.

  Summit’s big base-area projects at Breck­enridge are on track, according to Vail Resorts spokeswomen Kelly Ladyga.
  “One Ski Hill Place is on schedule to be completed in 2010,” she said, adding that other big Vail Resorts projects in Eagle County are proceeding as scheduled.
  But further out on the horizon, a planned hotel at the base of the new Keystone gondola is on temporary hold.
  “We’re waiting to see what happens,” Ladyga said.

Amazing Spring Snow Ski Season Ending in Keystone Colorado

Vail received 20 inches of fresh snowfall in 48 hours (14 inches in 24 hours on 3.24) as of Wednesday 3.25 and the conditions for skiing and riding are amazing.

Also, Beaver Creek received 15 inches in 48 hours as of Wednesday 3.25 and Breckenridge and Keystone received 11 inches in 48 hours as of Tuesday 3.24. And in Lake Tahoe, Heavenly received 18 inches in 24 hours as of Sunday 3.22.

Snow remains in the forecast through this week for our Colorado mountain resorts — it's shaping up to be an epic ending to an epic season of skiing and riding.

Keystone Colorado Condo For Sale By Owner

While it's not a "firesale" in that I won't be going to the closing with $100,000 in cash to help you buy a condo, or that I'm in foreclosure and the bank will take 50% to avoid going under and being bought by Chase, it's a really good deal, in spite of my apparent facetiousness.

Seriously, I've had a lot of fun using the condo, and I did a few upgrades to it to improve rentability, and I've had a lot of fun manageing it as a rental, including helping my rental agency promote it. But now I think it's time to move on to other ventures, and devote a bit more time to my "day job" to help keep that moving right along into the future.

At this point, I think it would be best to sell it at what it is truly worth - $330k + closing. That makes it about $30,000 less than an equivelant property in the same complex that has been on the market over a year, and that's their "final reduction" price for that property as well. If I don't have to pay an agent, or pay any closing fees not normally associated with selling as an owner, I can do that, and you can have a great deal, and still make a good bit of money when the market turns around in two years.

Snowshoe Adventure in Keystone Colorado

We've been snowshoeing quite a bit lately, and have noticed a lot of people out snowshoeing. It's growing in popularity, partly because it's much easier and cheaper then skiing or snowboarding, and it's something the whole family can do on a pretty equal footing.

There are several really cool places to snowshoe in Summit County. Swan Mountain road has a pulloff near Lake Dillon that looks good. Several trails off Loveland Pass on US 6. I have even snowshoed to the top of Quandary, a Colorado 14'er (a mountain 14,000' or higher of which there are over 50 in Colorado) just South of Breck.

If you can walk you can probably snowshoe, and snowshoe rentals are really inexpensive - REI charges around $7 per day and I think you can match that at Sports Authority. Just plain warm clothes will do - it won't be stop-and-go like skiing where you are generating tons of heat downhill, but sit in the wind freezing on the uphill.

Anyway, if you have any non-skiers in your family this is a great adventure for the whole family to share and enjoy. It's also something you can do together on a moonlit night.

Have you made some new years resolutions? I have...one of them is to get in better shape. I want to be able to skate for hours on the Keystone lake ice rink. I want to be able to ski the black diamonds without having to take a rest. I want to get out and snow-shoe, or maybe try Nordic skiing.

Ah, Keystone...the perfect place for New Years Resolutions.

I'm also looking forward to spring and summer in Keystone. Fly fishing in the river...or just wading in it with the kids. Swimming in the pool and sunning on the deck. Biking on the trails and wandering through River Run village. Taking in the views from the deck while finally having the time to read that one book you've been waiting to read.

February and March are great times to visit Keystone and work on some of your resolutions, and currently, there are lots of open dates for our condo. Make it a special Valentines weekend with your sweetheart, or come out with some girlfriends. Late winter skiing is incredible!

February Ski Trip to Keystone Colorado Condo

I love Skiing in February in Keystone Colorado. I suppose Snowboarding in February in Keystone would be as good, but I don't snowboard. I love the weather. Much warmer than January, and not quite as slushy as March.

The snow in February is golden silky soft. I love the less hectic pace you get when you aren't skiing during the holiday rush. I love the lengthening days. I love sitting in the Hot Tub and watching the ice melt on the stairs.

Ice Skating on Keystone Lake is more fun when the wind isn't blowing 20 MPH at 5 degrees. I haven't tried it yet, but riding a horse drawn sleigh or snowmobile would be fun too.

If I went to Keystone in February to Ski from our Condo, I'd rent some demos and just cruise a long blue run seeing how many long, wide, round turns I could make without stopping. Whew!

I can't go this year, but how about you?

Winter in Keystone, whether its Christmas time or just the middle of February, is always magical.

There is always a festive mood around the quaint ski village. Lights, wreathes and outdoor fireplaces and "bon fires" brighten the mood. Fresh coffee or cozy hot chocolate is waiting for you at Lakeside Deli and since its only a 5 minute walk from my condo, its a nice early morning outing. Get bundled up and take a winter stroll around the lake.

There is so much to do and see and experience in Keystone..

* Ski your brains out!
* Warm up on the couch, enjoying the stone fireplace, listening to the wind whistle through the pines and enjoy that book you've been meaning to read.
* Ice skate on the the beautiful Keystone Lake...gorgeous views!

* Enjoy the new gondola--you don't have to ski to enjoy it either! Our family enjoys taking a scenic ride in it...especially at sunset!

* Sleighrides!
* Cross country ski.

Angie's Tip for going to Keystone

Keystone is at an altitude of 9,000 plus feet. The top of the lifts is at 12,000 plus feet. Many people get sick at high altitudes, so here are some tips....

DRINK WATER....drink a ton of water. And stay away from the booze.

STAY AWAY FROM CAFFEINE.

USE A HUMIDIFER...the air is very dry.

TAKE IT EASY...rest as needed. Remember, you want to enjoy your trip, not expend all your energy the first day and then be wasted to rest of your trip.

WALK AROUND KEYSTONE LAKE...its just so pretty and has fun shops and resturants.

HANG OUT IN RIVER RUN VILLAGE and ENJOY THE NEW GONDOLA!!!

RELAX AND ENJOY THE HOT TUB AND SAUNA! :)

A Keystone Thanksgiving

Last year, we spent Thanksgiving in the coziness of our condo. Ski season had already started, there was fresh snow and plenty of firewood to burn! It was a nice way to celebrate the holiday in a personal close family way.

I'm so excited that our condo now sleeps 10 people...now more family can come and join in on the fun.

Turkey, cranberry sauce, fresh rolls and pumpkin pie...mmmm....wouldn't you like to try a Keystone Thanksgiving this year?
